real estate municipal zoning / building analysis and review:
The review of residential property with potential buyers to assess options. A report is prepared that outlines pertinent zoning and building code regulations, their relationship to the buyer’s "wish list," and the required steps to initiate these items. This report also includes basic opinions of cost associated with potential projects.
schematic design / project definition:
Once a client has decided to move forward a project’s basic needs, wants and requirements are discussed. The project’s program is outlined detailing space needs and design approach. "First draft" designs are produced and project direction is decided upon.
municipal design review and approval:
If design appearance review, zoning review, etc. are required by a municipality, drawings are prepared and presented to the municipality for approval.
design development:
Approved designs are further developed to encompass the original detailed requirements discussed in schematic design.
construction documents:
Contract documents are prepared for general contractors to review, bid and construct.
contractor selection and bidding:
Assistance is provided in selecting the appropriate contractor for the project. Typically, three bids are taken for projects to get a fair overview of the project cost.
construction observation:
While the general contractor is fully in charge of construction, regular site observation of the project assists in regulating schedule, budget, and performance.
